Our approach

Evidence first, scraping second. Nothing is stripped until the timbers say it should be.

Some foam sits quietly for years and some hides a problem. We establish which you have by measuring the wood, then lay out your options without pressure.

A residential street of red-brick houses in Saltney
Saltney's housing

Many Chester roofs have been re-lined or lofted since they were first built.

Saltney lies on the Welsh border at the western edge of Chester, with terraces and interwar semis near the river and railway. Roof types vary from older slate to later tile. We inspect for foam, test the timbers and give you a written account you can use on either side of the border.

Welsh slate or clay tile, battens, felt and rafters. The survey records how each layer is faring beneath the foam.

Also covering the rest of Chester — same price, same service.

Before you ring

Questions we get asked

Do you cover Saltney as well as the Chester side of the border?
Yes, we visit homes in Saltney. Tell us the address when you call and we will confirm a date.
Why is spray foam under a roof a problem?
Spray foam is applied to the underside of the roof covering. It bonds to tiles, slates, felt and timber, which can hide damp and decay and makes repairs difficult. Many lenders and surveyors treat it with caution, especially where it covers the roof timbers.
Will it stop me selling or getting a mortgage?
It can. Some lenders decline or ask for evidence, and buyers' surveyors often flag it. A written assessment of what is there and what condition it is in is usually what they ask for. What a particular lender will accept varies, so check with your broker.
What does an assessment involve?
An inspector goes into the roof space, records the foam type, thickness and coverage, takes moisture readings on visible timber, photographs what can be seen and notes what cannot be checked. You get a written report afterwards.
How long does it take?
Most Chester lofts need an hour or two on site, and the written report lands the next working day.
Do I have to remove it?
Not necessarily. It depends on the foam type, how the rafters are holding up and what a lender or buyer will accept. The survey gives you the information to decide.
Can you tell if the timbers are damaged?
Where timbers can be seen or reached we take moisture readings and record staining, softness and mould. Timber fully covered by foam cannot be checked without removing some of it, and the report says so.
What is the difference between open-cell and closed-cell foam?
Open-cell foam is soft and spongy and lets moisture pass through. Closed-cell foam is dense and sets hard. Both are used in roofs, and the type affects how it can be removed and how risky it is.

Foam checks for Saltney homes

Roof space survey in Saltney

Saltney's housing ranges from older terraces close to the river to interwar semis further out, so roof coverings differ even within a few streets. Foam on old slate behaves differently from foam on newer concrete tile, and our readings reflect that.

If you are buying or selling near the border, a lender or solicitor may ask for documents beyond the usual searches. A foam report is easy to provide, and it shows the roof has been properly examined.
