We climb into your roof void, decide whether the foam is open-cell or closed-cell and measure how deep it lies. Moisture readings are taken on every rafter we can reach, and any staining is photographed. By the next day you hold a report setting out our findings, the areas we could not get to and what we would do.
The inspector works across the roof space on boards, torch in hand, checking how the foam sits against slates or tiles, battens and rafters. The foam is identified by type and its depth is measured at several points. Where it has been sprayed over the felt or the timber completely, we note exactly where and how far. Everything is photographed in sequence so you can see what we saw.
A typical Chester house takes an hour or two. Terraces with narrow voids and loft rooms with limited access need more time, and so do roofs split into several sections by party walls. We ask about the layout when you ring and give you a realistic window, so the fixed fee is the figure you actually pay and nothing is added later.
You receive a PDF report the following day. It opens with a short summary, then lists foam type, thickness and coverage, followed by the moisture readings with their photographs. A separate section states what could not be inspected. The closing page sets out leaving, monitoring and removal as options, in wording a solicitor or broker will follow without needing a phone call.
